Orders placed between 8:00 a.m. and 3:00 p.m. (CT) are guaranteed within 48 hours. Orders received after 3:00 p.m. will be ready within 48 hours of 8:00 a.m. the next day. I often finish in just 24-36 hours, but this quicker turnaround isn’t guaranteed.

For shoots requiring more than 30 round-trip miles, a travel surcharge of $1 per mile applies. This fee is paid when the photos are delivered.

No. Prepayment is optional. You can schedule a shoot by phone, text, email, or the contact form and pay after your photos are delivered. Paying ahead simply lets me start work immediately and gives you access to your media the moment it’s ready, gaurunteeing the fastest turnaround.

While I’m on-site: A $50 cancellation fee applies to cover time and travel.

Items marked “Deposit” indicate that the property falls outside my standard package options (usually more than 3,500sqft or 500 acres). The listed amount is an upfront retainer—typically equal to the price of the nearest package tier. The rest will be available to pay in a link with a preview of your photos.

Yes! rush service is possible when my schedule allows. Contact me to check availability; if I can fit you in, a $40 rush fee applies. If I can’t, there’s no charge.
If there’s a problem with your photos—or you’re simply not delighted—just let me know. I'll happily redo the shoot or make fixes at no extra cost. No hassle, no pushback, your satisfaction comes first!

In case of bad weather, you will be contacted that the photoshoot will be delayed and a new date to fulfill the photoshoot will be scheduled.
Yes! Virtual staging starts at $35 per photo; basic sky swaps and minor item removals are complimentary.
Think “photo-ready”: tidy rooms, open blinds, turn on all interior lights, replace burnt-out bulbs, hide trash bins and pet items, and clear cars from the driveway. A printable prep checklist is currently being developed.
I shoot with a full-frame mirrorless camera, pro wide lenses, and a high-resolution drone. Gear is backed up on-site so technical hiccups never cost you a reshoot. For more information on my equipment, check out my equipment page.
No problem—just inform residents ahead of time and secure pets in a separate room or kennel. I work quietly and respect privacy; occupants may remain on-site if they wish.
Sure. As long as I haven’t left the property, you can add drone, dusk, virtual staging, etc. on the spot; contact me for order amendments and we will square up on costs after the photos are delivered.
If I arrive and can’t access the property within 30 minutes, a $50 trip fee applies and we’ll reschedule for the next available slot.
You receive a perpetual, royalty-free license to use the media for marketing the specific property and for self-promotion (portfolio, social, print). Reselling or transferring the photos to another agent or builder requires my written OK—easy to arrange, just ask.
Like clockwork (and a bit of camera-wizardry), you’ll get an email with a private link to your project in the client portal. Open the link to preview, pay if needed, and download the full-resolution files.

Your media stays in the portal for four weeks. If the link expires, request a re-upload (free of charge). I’ll restore the files within one business day and send a fresh download email.
Right now I capture both tours with my phone (iPhone 15 Pro) using officially licenced and software, so there is no extra fee. A dedicated 360 camera is coming soon, and I’ll update pricing once it’s in the kit.
If something personal or unexpected happens and I am unable to complete an order in time, I have a backup photographer, Jared Tseng, who used to do real estate photography in Austin and Dallas. He will get in contact if needed and complete the on-site portion of the service.
